All of our free estimates will provide a written estimate for a complete repair and resurface or overlay of any road, parking lot, and driveway as well as an estimate for a complete reconstruction of said structures including grading for water runoff and subbase fill and compaction. When done correctly, resurfacing your existing asphalt pavement can add 8 to 15 years of additional life. Whereas, a newly reconstructed pavement will last (with periodic maintenance) upwards of 30 years. We will provide you the tools to make an informed decision, and will respectfully implement your will within the guidance of building codes.  ​

Asphalt Resurfacing or Overlaying
Resurfacing an Asphalt parking lot, road or driveway is a more attractive financial option for those property owners or homeowners on a tight budget when total replacement is not needed- yet crack repairs are too numerous to be attempted.  Basically, resurfacing is adding 1 or 2 layers of 2-inch-deep asphalt that has been compacted onto the old pavement. Renewal of Asphalt roads, parking lots, and driveways through resurfacing or overlaying will extend its functional life, and renew its beauty.  Jordan Wells Paving during a resurfacing will also implement repairs to grading for proper water runoff. Lastly, we follow with pavement marking, installing signage and complying with strict adherence to ADA (American Disability Act) protocols.  Resurfacing has several advantages over total replacement: It’s a quicker process (businesses will not have to shut down for weeks), increased pavement lifespan (8 to 15 years), less expensive- in many cases 2/3 the cost of complete replacement, and the results are attractive- looking like new.

Resurfacing Process
  1. Water flow analysis will be done, and adjustment may be made to areas, such as gutters, sidewalks, curbs, garage floors, storm sewers, and street approach aprons to promote water drainage.
  2. Sections of the existing parking lot, road or driveway that have alligator cracking, deep fissures, and pot holes should be removed down to the subbase then repaired with new hot asphalt.
  3. Milling or shaving is used to remove old crumbling asphalt then the existing stone base will be compacted and reshaped to make sure of proper water drainage. Milling is accomplished by a machine using a milling rotating drum with cutters set to the desired depth, usually 2 inches. The asphalt that is scraped off is transferred through the machine’s long conveyor belt to waiting asphalt dump trucks. The dump trucks then take the millings to the asphalt plant where they are recycled into new asphalt.
  4. Asphalt will be compacted within the repair areas till level with the existing pavement.
  5. Installing butt joints- the cutting out part of the asphalt surface where it butts up to existing other surfaces such as garage floors, aprons, and sidewalk so that when the new asphalt is laid down it meets the other surface at the same level to avoid walking hazards or water flow issues.
  6. Thorough cleaning of the existing asphalt pavement.
  7. A tack coat adhesive is applied to ensure bonding of existing pavement to the new overlay.
  8. A new layer of hot asphalt will be laid on top of the original and repaired pavements, and then compacted to a height of 2 inches.
  9. Line striping reapplied along with signs and safety devices.

Resurfacing is a good solution for pavement that is heavily oxidized but the subbase is still mostly strong and solid. Resurfacing will cover the cracks and pits in the old pavement and they won’t show up again for some time- an attractive less expensive solution to improved curb appeal when you want to sell your property. But with any repair, the amount of time and effort spent in preparation will be the basis for how well the finished driveway will look and how long it will last.
